29 & 30 Fitzwilliam Square, Dublin 2

Sale Agreed

Description

Location
Numbers 29 and 30 are located on the favoured south side of Fitzwilliam Square in the heart of the central business district in Dublin 2. Fitzwilliam Square is one of the most prestigious locations in Georgian Dublin.

Every conceivable amenity offered by the city centre is within easy access. Government Buildings, an array of corporate and institutional headquarters as well as many professional services providers are all adjacent. Public transport links include LUAS (Green Line), DART and multiple Dublin Bus Routes.

Fitzwilliam Square and the surrounding area is mostly in office use although there has, in recent years, been an emerging trend of returning the magnificent Georgian buildings to their original residential use.

Description
Numbers 29 and 30 Fitzwilliam Square comprise two interconnecting, four-storey over garden level, terraced Georgian buildings with a rectangular site to the rear which currently includes a two-storey over basement mews office and parking for approximately 15 cars. The combined gross internal area of the two front buildings is c. 1,123 sq.m. (12,088 sq.ft.). Their combined net internal area is c. 777 sq.m. (8,360 sq.ft.).

The front buildings are currently rented to an English Language School. Full vacant possession will be available in January 2018.

Planning Permission has been granted for the demolition of the mews offices, the construction of two exceptional mews houses and for the separation of the front buildings returning to office use to maximise rental and capital value.

This is a unique opportunity to acquire a significant investment and development property on Fitzwilliam Square. The completed development of refurbished Georgian offices and two large luxury mews houses will represent a very significant and valuable portfolio.

Town Planning
The main buildings fronting onto Fitzwilliam Square are situated in an area zoned Objective Z8 “to protect the existing architectural and civic design character, to allow only for limited expansion consistent with the conservation objective” in the Dublin City Development Plan 2011-2017. Numbers 29 and 30 Fitzwilliam Square are also within an Architectural Conservation Zone and listed as Protected Structures (reference 2824 & 2825).

Planning Permission
Dublin City Council granted Planning Permission (Ref No. 3346/15) as follows:

• Both mews houses will have terraces on first floor level and front and rear gardens.
• Both are accessed from Fitzwilliam Court with shared vehicular access through an arch under the mews house to rear of No. 30. Parking to the rear and vehicular access retained for the front office buildings.

Subsequent Planning Permission (Ref No.’s 4077/16 and 4078/16) allows for completion of the above-described development as two separate schemes (No. 29 and No. 30). Revised specifications:
• Front buildings and demolition of mews- as per Ref No. 3346/15
